On Dec. 3, 2008, I wrote a letter to the editor outlining a major change in zoning that is proposed within the core area of "old" Anderson. I outlined several problems in the proposed Mixed Use Ordinance zoning that would saddle property owners of existing improved property with restrictions that would devalue improved property within the core area of our city.
John Stokes, City of Anderson Planning Director, the Planning Commission, and involved City of Anderson personnel have been cooperative in resolving the issues that were raised.
The planning staff of the City of Anderson have inserted an "adaptive reuse" section and proposed clarifications to the Mandatory Conformance section of the Mixed Use Ordinance Zoning. This new section provides exceptions from standards for stand alone buildings and houses on small lots in the MU-C portion of the district. It clarifies the standards for conversion of house to commercial use. The threshold for repair, maintenance and remodeling is raised to a 50 percent valuation rather than the existing 15 percent.
